Q: Does the boulevard specific plan allow for high-rises along the boulevard?

A: NO, in fact, the plan reduces building heights that were approved many years ago. There are provisions for some variety in the heights of buildings, but the restrictions embedded in the plan ensure that the vast majorities of properties along the boulevard will remain one or two stories. There will be no skyscrapers on Thousand Oaks Boulevard. (Page 67 TOBlvd Specific Plan)

Q: Will the plan lead to an increase of chain stores on the boulevard that would force out the longtime local business owners?

A: This plan can actually create and promote smaller local boutique type businesses along the boulevard. Large chain stores are more interested in high traffic locations. The Specific Plan is designed to create a pedestrian corridor for local residents to dine, walk, and shop and allow a variety of interesting uses along the boulevard decided by the local property owner. Q: Is parking is going to be impacted?

A: One of the main goals of the Specific Plan is to create more parking along the boulevard. This will be accomplished by creating parking lots shared by several businesses that have peak customers at different times. Another advantage is that you can park your car in one location and walk to several stores and restaurants. Because of the planned design changes parking can now be off the street, behind all the stores and restaurants. Park, shop, dine and enjoy life for hours. (Page 102 TOBlvd Specific Plan)

Q: How will the Plan affect traffic?

A: The Plan will have a calming effect. The speed limit is likely to be lower on Thousand Oaks Boulevard. The creation of pedestrian friendly elements will encourage visitors to park their car and enjoy a leisurely walk. It is going to become a place where life slows down and you enjoy all it has to offer. Drivers, cyclists and pedestrians will share the Boulevard. (Page 32 TO Blvd. Specific Plan)

A: The truth is that crime decreases when an area is populated with a lot of activity. We hope the boulevard will be a thriving, lively place.

Q: Will the Boulevard end up with non-conforming business uses?

A: The specific plan is clear about the businesses allowed along the boulevard. Most businesses along the boulevard are conforming today and that will not change. An orderly and uniform idea about the uses allowed is going to allow a place to develop that is fun and entertaining. (Page 52 TO Blvd Specific Plan)
